TATA Primanti is one of the few projects around, which have a nearly functional and well-furnished club and recreation center even before the possessions are offered. So technically by the time people start moving in their residences at Primanti, expected in 2016, the club will be ready to serve its residents. Considering the busy schedules one follows today, an activity center within a minute or two walking distance come as a respite. Every recreational center or club serves three major purposes, one is the health facilities, second is the sports facilities and the third is having spaces for social interactions. A full-fledged bar area adjacent to pool side with a view over the pool is something soothing to eyes. A mini theater which caters 15 peoples at a time is also available on bookings for people who wish to watch a movie with family and friends over the weekends. The club has an area of about 25,000 sq ft, and for a complex of this size, the size of the club building is more than average. With central courtyard planning the club has abundant natural light and ventilation throughout. The building follows a contemporary theme and thus pergolas, sculptures and walls have a finish matching the theme, falling in the right place. Huda offers double the market price to acquire land for master roads in Gurgaon

Moving a step closer to providing basic infrastructure in Gurgaon’s new sectors, Huda is soon going to complete the land acquisition for master roads in the sectors 68-74 along the Southern Peripheral Road (SPR).

The compensation award for the land acquisition is likely to be announced soon, after which the state government will transfer the amount in the account of the land owners. Thereafter, Huda will take possession of the land to start construction of master roads.

“There were several litigations related to land acquisition. We’ve resolved these legal issues. In the coming weeks, compensation will be awarded for land acquisition for master roads of sector 68-74,” said Huda land acquisition officer Kulbir Singh Dhaka, adding they will complete the process in two months.

To complete the acquisition for master roads of sectors 58-115, Huda had divided the sectors into five different zones – 58-67, 68-74, 75-80, 81-90 and 91-115. Acquisition was first completed for master roads of sectors 75-115. Recently, Huda completed acquisition for sectors 58-67.

All this acquisition has put an additional burden on cash-strapped Huda, which is first focusing on acquisition to complete the master roads in new sectors.

It is planning to complete the master roads at the earliest, as several thousand people have already moved into their homes in these new sectors.

A Huda official said under Haryana’s Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013, compensation for land acquisition, whether rural or urban, should be twice the market value of the plot. So under the new Act, the government has been forced to pay double the market price.

“To acquire land for master roads in new sectors, Huda is paying around Rs 10 crore per acre on an average, though, the market rate of land in these sectors is around Rs 5 crore per acre. This includes enhanced compensation and interest. And given the slowdown in Gurgaon’s real estate sector, developers are not showing interest in buying land even at market price,” said the official.

But there is a silver lining. The high rate of compensation is encouraging farmers to part with their land and end litigation challenging acquisition. “The high compensation rate has considerably brought down number of court cases,” said Huda land acquisition officer Dhaka, adding many owners are withdrawing their cases challenging acquisition, and opting for compensation.

“Land owners who had obtained stay orders from court against acquisition, have approached us and agreed to part with the land to Huda. Many have even got their stay orders vacated,” said Dhaka. As a result, almost 60% of owners have agreed to accept compensation for land acquired to build the new road connecting SPR with NH-8.
